We identify council controls and those of other authorities that may impact your build, then visit and document your land. This takes approximately one week.
We begin the design sketch process and then meet with you to present your concept plan and explain the unique features of your home. You take a copy of your concept plan home to review, and only at this point will you receive an invoice for the commitment fee. The concept plan process takes between three and five weeks.
Following up with a series of feedback meetings, we work with you to refine your concept and prepare your revised plan ready for costing. This takes between one and two weeks.
When you are happy with the concept, we prepare your costing drawings and specifications. We then recommend appropriate affiliated builders and help you select a shortlist for the competitive tender process

To begin the Design Development process, a Preparation of Plans Agreement is signed with us and your chosen Builder. We then work with you over a few meetings, to develop the finer details of your home, including the interior, landscape and lighting, before seeking planning approval, if required.
Throughout the entire building process, we maintain regular contact with you and your builder and visit your home during construction at key stages.
We visit after you have moved in, to talk to you about the overall process and offer advice on how to get the best thermal performance. We build long-term relationships with our clients and are often asked to design homes for their family members and friends.
